Recommended Mortage Licensing States
I get this question a lot. What states do recommend for licensing? It's a tough question, because it could depend on what type of marketing you are doing already and where you're getting a lot of your leads from. However, setting all that aside, if you are only originating in one state and looking to expand, here is what I recommend. My recommendations for mortgage licensing are based on the ease of licensing and the higher returns on marketing in the states. I have left off any states that require a physical office in the state, or are very expensive.|
• Arizona • Washington (will require a test) • Oregon (will require 20 hours of online education and a test) • Utah (will require an LO license with another state for 5 years and a test) • New Mexico • Colorado • Louisiana (will require 10 hours of online education) • Mississippi (will require 4 hours of online education) • Georgia (will require 4 hours of online education) • Virginia • Maryland • Connecticut • New York • Massachussetts (New LO Licensing coming out soon) |
I have left off the following states for these reasons. If you are willing to meet these requirements then definitely consider these states also.

• Florida - Must fly to Florida to take a test and education • Iliinois - Most expensive state, and initial test for loan originator license. • New Jersey - Physical Office • Texas - Physical Office • North Carolina - Physical Office |
